Campus to Reach 430MW Capacity at Full Buildout
Karatzis Group is moving into the digital infrastructure sector with a major €240 million ($278 million) investment in a new data center campus in Boeotia. The project was first reported by real estate news outlet eRed.
Headquartered in Crete, the company is traditionally known for manufacturing plastic netting used across the agricultural, packaging, and construction industries. Beyond manufacturing, the group also operates in renewable energy and luxury hospitality. Until now, its involvement with data centers has largely been limited to facilities supporting its internal operations.
Large-Scale Data Center Campus
The proposed project will consist of seven data center buildings covering a total area of 342,465 square meters (3.68 million square feet). The campus will be located within the Municipality of Orchomenos, roughly 100 km (62 miles) northwest of Athens.
Once fully developed, the campus will have a combined power capacity of 430MW, with each individual facility designed to support approximately 61.49MW of load.
The development will be built on the Ampelia site, situated just off the PATHE Motorway (E75), about 2km north of the settlement of Kastro.
Planning and Development Timeline
Initial design work for the campus began in 2025, starting with a site selection analysis followed by an environmental impact assessment to evaluate the project’s potential effects on the surrounding area.
Financing for the development is expected to come from a mix of company equity, bank loans, government grants, and possible co-funding from European or national investment programs.
Construction will take place in three stages over an estimated 18-month timeline:
- Phase 1 & 2 (8 months each): Site preparation, foundation work, building construction, and installation of core infrastructure.
- Final Phase (2 months): Installation of electromechanical and IT equipment, system integration, and operational testing to ensure the campus is fully functional.
Location and Heritage Considerations
According to information from the Hellenic Ministry of Culture and Sports, the planned site lies outside protected heritage and archaeologically sensitive areas, allowing development to proceed without impacting historical landmarks.
Greece’s Growing Data Center Market
The project highlights the rapid growth of Greece’s data center sector, driven by increasing demand for low-latency connectivity across the Mediterranean region and the European Union’s focus on digital infrastructure and data sovereignty.
Several global technology companies are already expanding in the country. For example, Digital Realty recently launched Athens-3 (ATH3), its largest facility in Greece, adding to its existing sites Athens-1 (ATH1), Athens-2 (ATH2), and Heraklion-1 (HER1).
Meanwhile, Microsoft is also developing a new data center campus in the Attica region, further reinforcing Greece’s emerging role as a key digital infrastructure hub in Southern Europe.
With projects like the one planned by Karatzis Group, Greece is steadily positioning itself as a strategic gateway for data, cloud services, and connectivity across Europe, the Middle East, and North Africa.
